Z37 � AN OR➢INANCE OF THE CITY OF LONGWOOD, FLORIDA, REGULATING THE SUHDIVISON OF LAND PROVIDING FOR THE APPROVAL BY THE CITY COUNCIL AN➢ THE CITY ZONING COPPISSION OF ALL SUBDIVISION PLATS, PROVIDING FOR THE LAYOUT ADD WIDTH OF STREETS, EASEMENTS, BLOCKS AND LOTS THEREIN AND A METHOD OF SECURING APPROVAL OF SAID PLATS. HE IT ORDAINED BY THE GIVE COUNCIL Cl THE CITY OF LONGWDOD, FLORIDA: SECTION I. DEFINITIONS Whereevex used herein the following words and ph eases shall have the following definitions: A. Streets and Alleys. The teem street means a way Fox vehicular traffic, however designated, which is an existing state, county or municipaL roadway and includes all lands within the stx eet ri g h t -of -way . L. Arterial Street: Arterial streets and high- ways are those major streets prima. ily used fox through xraffic. 2. Collector Streets: Those which carry tra£fih from minor streets to the major system of arterial .streets or a residential development and streets foe circulation within such A developmenT. 3. Minor Streets: Minor steeets ace those which are used primarily foe access to the abutting properties. 4. Marginal Access Str Marginal access streets are minor streets which axe parallel to and adjaeenx xo arterial streets and highways; and which provide access to abut- ting properties and protection from through traffic. 5. A1�: Alleys are minor ways which axe used primarily fox vehicular service access to the back or the side of properxies otherwise abutting on a stee et .. -L- SECTION II. PROCEDURE FOR SECURING APPROVAL OF PLATS A. Pee-app Lication P[oc edur e. It is recommended that any person contemplating ha securing of the approval of any plat subdividing land in the City of Longwood consult with the Building Official and the City Engineer of the City before laying Out any such plat. The Building Official and the City Engineer shall instruct such person in the preparation of any such plat particularly as regards the requirements If this ordinance. B. Fees. A prerequisite to filing application far any plat subdividing land or -platting any subdivision plat shall be ehe payment to the City such fees as may be established from trme to time by the City Council. The Subdivider shall cause to be prepared a preliminary plat, together with improvement plans and that supplementary mates ill as specified in SECTION V. 2. Five copies of the preliminary plat and supp Lementaey material specified shall be submitt etl to the City Zoning Commission with -it—, application for I Ca it ional approval at Beast ten (10) days prior to the meeting at which it is to be —id. e ed. 3. D. Procedure f- Approval f Final Plat. 1. This acceptance sha11 terminate the performance bond guarantee, if such has been provided by said developer; however, his action shall in no way be construed to relieve the said developer of the necessary one (1) year warranty provcsron for the improvemen , as provided in this oedinance, said one (1) year to begin upon final acceptance by the City Council. SECTION VI. VARIANCES. A. Variations and Exceptions. Whenever the trace to be subdivided is of such unusual size or shape, It is surrounded by such development or usuaual conditions that the sterct application of the requirements con- .% tamed in these regulations would result in unusual difficulties It substantial hardship or injustice, ehe City Council may vary I r modify such requi rem. nes so that the subdivider may develop his property in a eeaso noble mann ; but so that at ehe same time, the public welfare and interests of the City and succound- ing area axe pc otect ed and the general intent and spirit of these regulations preserved. B. Conditions. In granting variances and modificatio , the City a9 Council may requite such conditions as �ai11, t it, judgment, s ¢cuie etost -Idly the objective of the standards or requite- men is =o varied or modified. SrMON VIl. MISCELLANEOUS PROVISIONS. A.
