Chair Member Heintz made a motion to retain Barry Revels as Chair. Vice Chair . McLarnon seconded the motion. The motion was approved by a unanimous roll call vote with Member Doulong absent. B. Vice Chair Member Fleinta made a motion to retain Marc McLarnon as Vice Chair. Member Boni seconded the motion. The ,notion was apprgved by unanimous roll call vote with. Member Doulong absent. 4. A?lP'PIt®VAI.. ®E NIINiJ~'ES: September 27, 2006 Regular Meeting Ms. Adzima noted a correction for the approval for the minutes from the regular meeting of September 27, 2006. She also noted the approval for the minutes for the special meeting from January 17, 2007 will be done at the next regular scheduled meeting. Member Heintz made a motion to approve the minutes. Member Boni seconded the motion. The motion passed by a unanimous roll call vote with Member Doulong absent. 5. PT(J~IJIC IIEAItI1~TG: Chair Revels opened the Public Hearing. . BOA G1-24-07/1 A. VAIt 01-07 Variance .Impervious Surface Ratio 155 Landover Place Property l D#: O l-21-29-SCK-Ol 00-001 B . Applicant: Bert Rogers/Island Lake Retirement Center l~/i[®Tl<®1V/~C ®1V~10~l~TDATgON: Ms. Adzima stated the Community Development Division of the Community Services Department recommends the Board of Adjustment (BOA) review the requested Variance (VAR O l -07) to increase the maximum allowable impervious surface ratio to provide twelve additional parking spaces. There was no one present representing the property owner. Ms. Adzima stated the current impervious ratio is 81%. The variance is to add 4% which would bring the property 10% above the allowed impervious surface ratio. Member Heintz inquired about the need. of additional handicap parking. Ms. Adzima replied that she believes they are in compliance of the one handicap per 25 . spaces. If more handicap spaces are necessary they will be added. Vice Chair McLarnon questioned the accuracy of the site plan with regards to the parking lay out as well as the impervious surface ratio. Mr. Sizemore stated the City of Longwood's concern was the sites ability to support the additional coverage. The city engineer feels that the increase of impervious surface would not have any negative impact to the site since the original project included Island Lake and Chambrel. Access has been an ongoing problem for the Fire Department. 'The Fire. Marshall is in full support of the additional parking. Vice Chair McLarnori voiced concerns that it seems the site is currently covered between 90 and 95%. He also inquired about the possibility of adding gravel to the three proposed existing grassy areas. Mr. Sizemore informed the Board that the current Development Code only allows gravel parking in the historic district. The Boa~:d could consider that as a condition. The Board suggested the applicant look into other potential solutions to the parking problem. Vice Chair Mclarnon made a motian to deny VAR 01-07. Member Meintz seconded the motion. The motion was unanimously aj7proved by roll call vote with Member Doulong ~ absent. BOA (I1-24-07/2 B. VAlt 02-07 Variance ~ Sign Requirements 390 Corporate Way Property ]D#: 32-20-30-505-0000-013C Applicant: Harry Miles MOTS®N/I~C®1VIlOREl~~?A7CI®~l: Ms. Adzima stated the Community Development Division of the Community Services Department recommends the Board of f~djustment (BOA) review the zequested Variance (VAR 02-07) to allow two ground signs on one General Commercial pazcel. Harry Miles, Applicant, said the property was once two parcels prior to the widening of Ronald Reagan Boulevazd. He had sold the rear warehouse and the new property owner had an easement at the corner of Corporate Way and Ronald Reagan Boulevard for signage until the road widening. The current property owner has not had a sign since that time. Discussion ensued with regard to the possibility of combining the allowable square footage for a shared ground sign. Ms. Adzima added there is approximately twenty square feet of allowable signage _ remaining. Mr. Miles stated his new tenants (Preppy Pet Suites) had already ordered signage and was not open to combining. Discussion continued as to the proposed location of the sign being in the right-of--way and not near the Corporate~Way turn location. Vice Chair McLarnon made a motion to deny VAR 02-07. Member Heintz seconded the motion. The motion was approved by a roll call vote -with Member Boni voting nay and Member Doulong absent. C. VA~i 03-07 Variance Setback Fequirements 91.6 N. Grant Street Property :[D#: 32-20-30-519-0000-0030 Applicant: Robert Lambent . M®'I'I®l~T/~2lEC®IVl<ll~ElVDA'~'ION: Ms. Adzima stated the Community Development Division of the Community Services Department recommends the Board of Adjustment (BOA) review the requested Variance . (VAR 03-07} to reduce side and front setbacks. BOA 01-24-.0713 - Robert Lambert, Applicant, stated the v:~riance was needed to rebuild a slightly larger modular home on the same location of Ibis mobile home that was destroyed by fire in November 2006. He wanted to keep the homes on the street aligned. Member Heintz made a motion to approve hAR 03-07. Member Boni seconded the motion. The motion was approved unanimously by a roll call vote with Member Doulong absent. Ms. Adzima stated there was no old business. 7. l~TEW ~>(JSINESS: Ms. Adzirria stated there was no new business.
