Dwellings may be of single story construction, ~I~ two-story construction or split level construction; U however, two-story and split level construction shall have a minimum floor area of 1,000 square i feet for the first floor and the total area of _ any two-story or split level dwelling shall not ~~I be less than 1,600 square feet.
