~ ORDINANCE; N0. 223
AN ORDINANCE OF THE CITY' OF LONGWOOD, FLORIDA,
AMENDING ORDINANCE N0. 1.43, BEING THE COMPRE-
HENSIVE ZONING ORDINANCE; OF THE CITY OF LONG-
WOOD, BY CHANGING EXHIBIT A, SCHEDULE OF DIS-
TRICT REGULATIONS, BY TH:E ADDITION OF A DISTRICT
CLASSIFICATION TO BE KNOWN AS "B-1 BUSINESS DIS-
TRICT" AND PROVIDING FOR. USES PERMITTED AND CER-
TAIN REGULATIONS; PROVIDING FOR AN EFFECTIVE DATE
AND REPEAL OF ALL ORDINANCES IN CONFLICT HEREWITH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF LONGWOOD, FLORIDA:
SECTION 1: That Exhibit A of Ordinance No. 143, being
the Comprehensive Zoning Ordinance of the City of Longwood,

Florida, be and the same is hereby amended by the addition of a
new district <:lassification to be known as "B-1 BUSINESS DISTRICT"
as follows:
B-1 BUSINESS DISTRICT
A. Uses Permitted - In B-1 Business District the
following use~~ are permitted:
1. business and professional offices
2, banks and financial institutions
- 3. drug stores with soda fountains, but not

'1 drive-in
4. funeral homes
5. barber shops a;nd beauty parlors
6. florists.
B. Conditional Uses (Special Exceptions).- When, after
a review of an .application and pub:Lic hearing thereon, the Board
of Adjustment finds as a fact that the proposed use is consistent
with the gene.r•al zoning plan and with the public interest, and not
detrimental to the character of th~~ neighborhood, the following
.,s uses may be permitted provided, however, such uses may be subjected

to or limited by conditions of the Board of Adjustment:

1. Other retail business uses, except no drive-in

business or gasoline service station shall be permitted.
C. Building Height Regulations - No building or struc-
Lure shall exr.eed thirty-five (35) feet in height.
D. Building Site Area :Regulations - No building may be
built closer t;han twenty-five (25) feet to the front lot line or
fifteen (15) feet to any side lot line abutting a street, no
closer than five (5) feet to the rear lot line. No setbacks are
required on inside lot lines. Adequate area shall be available
for off-street: parking requirements .

SECTION 2: This Ordinance shall become effective im-
mediately upon its passage and adoption.
SECTION 3: All Ordinances or parts of Ordinances in
conflict herewith be and the same s.re hereby repealed.
SECTION 4: If any section or portion of a section of
this Ordinance proves to be invalid, unlawful or unconstitutional,
it shall not t?e held to invalidate or impair the validity, force
or effect of any other section or :part of this Ordinance.
SECTION 5: The Amendment of zoning change, as herein
provided, shal_1 no.t become effective until said change is entered
upon the Official Zoning Map of the City of Longwood, Florida, in
accordance wi_t;h the provisions of ~~rdinance No. 143.
ADOPTED AT A REGULAR MEETING of the City Council of the
City of Longwcod, Florida, this 20 day of November , 1969.
