\\i' ORDINANCE NIA. 07-1828 AN ORDI:NANCE OF THE CITY IMF ]LONGWOOD, FLORIDA, AMEND:I~vG THE LONGWOOD DEVELOPMENT CODE, ARTICLE: III ENTITLED "DEVELOPMENT DESIGN STANDARDS", . ANID ADOPTING THE LONGWOOD DESIGN GUIDEBOOK IN ITS EN'I`IP;ETY; PROVIDING FOR CONFLI[C:TS, CODIFICATION, SEVERABILITY AND EFFECTIVE DATE. WHEREAS, on May 6, 2002, the City Commission of the City of Longwood enacted the Longwood Development Code (Ordinance 02-1599), as was amended from time to tune, pursuant to the requirements of Chapter 163.3202, and Chapter 166.041, Florida Statutes; and WHEREAS, the City Conlniission has envisioned a new pattern of development for commercial corridors that is based upon the principles of Smart Growth and sound urban design; and WHEREAS, market and demographic studies indicate a strong demand for high quality commercial and mixed use construction within the Longwood trade area; and WHEREAS, Chapter 163.3174 (4) (c), Florida Statutes, requires the Land Plaruling Agency to review proposed land development regulations, or amendments thereto, for consistency with the adopted Plan, a~ may be amended; and WHEREAS, the Land Planning Agency (LPA) held aplablic hearing on April 11, 2007 to consider the amendment of the Longwood Development Code; made certain findings of fact regarding said amendments, deteimuled the proposed ,changes are consistent and rcaonunended the proposed ordinance be enacted by the City Commission; NOW, THI??REFORE BE IT ORDAICNED BY THE CITY COMIVIISSI:ON OF THE CITY OF LONGWOOD, FLORIDA, AS FOLLOWS: Ord. 07-1828 LDCA 02-07 Page 1 of 8 SECTION 1: Longwood Development Code Article III be amended to include a new section 3.1.6 to read as follows: 3.1.6 Longwood Desi~1 Guidebook All new nonresidential and mixed use development and redevelopment within the City of Longwood shall conform to the standards of the Longwood Design Guidebook. The Longwood Desi~rr~ Guidebook shall serve as the primary visioning tool for determining ' site configuration a11d architectural design. Where a conflict arises between the Longwood Design Guidebook a11d tlis Development Code the standard of the Longwood Design Guidebook shall control. For aiw standard not described in the Longwood Design Guidebook the standard established by tlis Development Code shall apply. SECTION 5: All Orduiances, or parts thereof in conflict herev~~ith, be a.nd the same are hereby repealed. SECTION 6: The provisions of this Ordinance are declared to be separable and if any section, paragraph, sentence or word of this Ordinance or the application thereto any person or circunlsi:ance is held invalid, that invalidity shall not effect other sections or words or applications of this Ordinance.
