MOTION/RECOMMENUAT[ON:
The Community Developmem Division of Ne Community Services Deparmrent
mends that the Board of Adjustment (BOA) review the requested Variance (VAR U6-
OS) to raise the total allowable signage for a proposed development at J06 North Highway
I]-9?.
F,XPI,ANATION/BACKC,ROUND:
The applicant is redeveloping the Loog Joho Silver s DropertY on Nonh Highway 1 ]-YL into
ew Long John Silvers end A&W facility. ]he building is situm~vi an she lot so that the
longeas side of the building does not face the addressed road (I]-92} The front is rotatively
only 35 freq. Bused on this fieure the allowable eignage woald he only ]0 square
feet for both she ground sign and the wall mourned signs. The side of the building framing
on Church Avenue to fie south is 65 feet long
The ivitial sigvage proposal was f'or 280 sgvazv leer of sigvage, however. same of this
square footage does not need to be wumed towards the allowable total. Mvnv boaNs and
changeable wpy signs are removed from the total.
This brings the current proposal to 190.]5 square feet. Staff recommends the following
madifiwrioas to theproposed sigvage plan:
-The developer should remove the togoe from the `Enter" signs so that they quallPy ae
dtrearonn/signs which are vot counted towards the total.
-The developer should re a the "Welwme" end "Drive Through" buildivg sigvs to
preserve allowable sigvage Por key logo signs.
This will leave the two building signs totaling I2.]5 square f The proposed pole sign is
88 square feet. This would total 160.]5 square feet of sigvage.
If the BOA finds Char the allowable signs€e should he increased because of the reduced
fionmge on 1]-92, staff reeommevds that the 6OA eovsider using the longer building
6ontage ov Church Avenue to calculate the allowable eignage Staff also recotmvevds that
any variance be oonditioned ov the developu replaaivg the pole sigv with a movvmem sigv
re than 12 feet rail with a base of the s rial and color az the building. This
would m se the allowable sigvage to 130 square feeei and compen e far the increased
sigvage by bringing the sign closes w the ground and matchivg it to the developmem.
'There an betty n the 6aerd and stafiin regards to how the syuare footage of
the signais calculated and what classifies as dire vaI signs. The board agreed that the
welcome" and "drive tlvough" signs added W the charactu_ Mr. McEamon stared that
eliminating the pole sign ovld c ompetinve disadvantage, and that he was vat
oppoeed to allowivg Ue requested sigvage c
Mr. Revels closes the PnAlic Henrings.
