EXPLANATION/BACKGROUND:
The subject properly is approximately 53,]60 square teat. It is designated as Low
Density Residentivl and is bordered on the east by a I.DR parcel with a single family
residence and on the west by GC parcels.
Mr. Oroedell intends to develop the front parcel designated General Commercial (GC) as
a showroom for his plumbing supply business The beck se n of the parcel is
designated Low Densiry Residential (LDA) and could not be developed es pan of his
cial operation. Mr. Broedell Is seeking e land use change from LDR to GC w
develop the entire parcel Nr his commercial business.
Asite plan will be required prior to may development activity. Construction meet comply
with all of the standards of the Longwood Development Cade. The applicant does not
propose and will not be grained access from Tullis Ave access will only be grained from
CR 4? /.
John Broedell was prcaent. He stated that v Civil Engineer told him he will raced a retention
pond proportionate to the size of the building. He also sorted that alNovgh he is requesting
m State Road 42]/Roneld Reagan Blvd, the traffic generated from his business is
malty busy. hie will receive only one lazge delivery one day o week he says. which
should take only a few hours. hIe also added that the property will mainly be used for the
storage and show of material.
Ken Slothman was present, he resides et 234 Tullis Ave. I{e stated That his main concern is
the rvtemion pond south of Tullis Ave In I}ont ofNe nonhem property. The pop off into
the creek has flooding. Mr. Slothmav stated that the Audina property was supposed to be
fenced far the <hildrens' safety but Ne developer never followed through.
Kathy Swaggery was present. She resides at 24] Tullis Ave. Ever since she has lived at
hu residence it has been a quiet vrcv to live iv. If the project is al lowed to continue she is
mad that her reighMrhood would become general commercial which could reduce
the properly value of the nomcs. Sha also ntldvd Netflaoding is already a problem. The

not become an issue.
Patrick fiasco was present. lie resides at 220 Tullis Ave. lie stated that he also prefers to

Ms. Putz inquired about the ownership of the Iund and whether Mr. Broedoll was
authorized to make the application. Mr. Sizemom confirmed that Mr. 6roedell had the
properly under option and that he had submitted an executed owner statement along with
his application.

grained. Mr. Broedell stated that it would be very critical to his business, and that the
project could not proceed without the change. Mr. Emory addM that he does like to keep
the neighborhoods the way they are. but this' me that he thinks this is die right
decision Pordie area. fhe Flooding wdl always bean issue whether the papery is
developed as commercial or residential. He has studied this a great deal over the years of
being on the board and feels this is a good sting.
Ms. Puiz inquired above the impervious swface ratio and Mr. Sizemore answered 42
