Mr. Na91e asked that his comments dated September 19, 1985, DIUf&P comnen is dated 5eptanber 19, 1985 and all other staff carmen is be made a part of the record. Mr. Nagle explained that the site plan was for an addition to an exi sti nq bu it ding and that the property had just been recently an exed into the City of Longwood. Mr. Nagle stated there were major probl ens wi ihnthe plan. He stated that despite the fact that the site plan was primarily For the addition, there were se eral el anents to the existing situation which do not conform to exi sti n9 zoning regulations. He stated situations which tlo not conform to existing zoning must either can into conformance or request va es from the Board of Adjustment for those things which cannot conform. He further stated that the proposed addition was to be built ov wamp bay head and that the site does take water from the exi sti n9 boil di n9 site and from adjacent properties. Mr. Na91e stated that unless applicant's engi neer and DR11&P got together and resol val the problems, he did not believe the proposed addition could be built as shown on the plans. Mr. Nagle further stated there were many probl ans with the parking and driveway aisles as stated in his comments. Ne further stated that there was inadequate parki n9 spaces as per the Drdi na nce. Mr. Slone stated that the addition would be strictly stgra9e area. Mr. Nagle stated under C-3 zgni n9, total square footage of building wa ounted and req uiretl parking spaces and that no par ki n9 criteria £or storage was stated in the L-3 zoning district. Mr. Sio ne stated that a furniture store has been operating on the property for 14 years, and that the par ki nq has been more than adequate so far. He stated in this particular type of business, there ar rely more than 3 or 4 customers at one time. He further stated that he wase told by certain people in the Li ty Drior to his annexing, that M1e would have no problem iF he wanted to add on to the building. Mr. Haynie questioned if the site was flood prone. Mr. Nagle stated it did not appear to be flood prone on the flood map but the land i wet. Mr. Nagle and Mr. Wickham both stated that compensating storage was ne sary for the ar planning to be level opetl and elated that the applicant would have to satisfy DAM&P's co Mr. Schoeder sia led he was meeting with DER on September 24. Mr. Wic khamcal so stated that DOT would have to rule on whether the existing curb cuts could re He Further stated that the Board of qdj us Meni would have to rule on approximately five no conformities as the site is oar proposed. He explained that once an existing site is added to, code requires that ail non- conformities must cease and existi n9 regulations must be met. r Notion by Mr. Wickham, seconded by Nr.
