1. The meeting was called to order by Chai nnan Mei neke at ]:30 P.H
2. Approval of Minutes of November 14, 1984 Neeti ng: Motion by Mr. Linton,
condetl by Mr. Nanmgnd. to approved the !li notes of the November 14, 1984 meeting
as vrcitten. Mq tion carried by a unan ,moos roll call vote.
3. CONDITIONAL USE REW EST - REpUESTEO 6V HOSPITRL CORPORRTION OF AMERICA - Request

Mr. 6rya nt explained that the new office boil ding would be the sa as the exi sti n9
and that a Conditional Use permit was required to exceed the 35' height limitation
o neC-3 zoning. Ne stated the building would be 56'h" to the tip of the atri vm,
Motion by tlr. Nay nie, s conded by Nr. Linton, to re amnend approval Co the City
Convni scion of the Conditional Use Request by HCA for South Seminole II l10B to exceed
the 35' height limitation. Motion carried by a unanimous roll call vote.

Mr, Mei ne ke su99 es ted that a 40' height limitation be put in Lhe Ordinance, toot udi ng
esi dential. Nr. Lindsey said he didn't realize a 4D' limitation was being c
sidered and said he felt that due to the sc rc ity of land, tatter build togs will
make land more vsea ble and that if we don'tain se height, that everything worth-
while will be 9oi nq to orange County. He sta tedewe should take steps to i
height. Mr. Mei neke stated he felt so ontrol should be retained by setti ogee
limitation, Mr. 1laynie stated he did notc see why a 40' limitation should he set.
With fire materials for retardation of fire, etc., we should exc e.ed 4O' he stated,
and make provision for this type of growth. Mr. Linton sta tetl he thought the LPA
should get together with the City Commission and go through Che entire ordinance,
Prov.i s ion for fire standards being pia cetl in Ord. '495 was discussed and it was .,
sta tetl that the City adopted NFPA codes and it was not ne sary to include fire
standards in Ord. 495. Commissioner Myers svgg es ted the tcthe LPA propose so

pravi Sion be made for additional setbacks, buffers, etc. based on the height of
the buildings. Commissioner Smeril son sug9es ted that the LPA make re mendations
far the proper zoning category for the Entzm finger's Subdivision whit ec they ar
the process Of re wing the ordinance. Mr. Smeril son stated Lhat [he Historical
Commission is n the process of reviewing and rewriting their section of the
Ordinance to submit to the Li ty Comm on for re and he sug9estetl that the
LPA might do the same thi nq. Mr. Mei neke suggestetlethai the City Conmiss ion
omnend to the Historical Lommi ssion that a 40' he i9 ht limitation be set in the
Nis torical Ois trict with provision for a Conditional Use to exceed 40'. Mr.
Smeril son stated that under Section 616, Performance Standards, fn Ord. 495, fire
codes can be incorpora tetl.
It was the concert sus of the LPA to set workshops and bring proposals to the City
LOmni ssion for their review.
