1. The meeting was called to order at ]:3o P.tf. by Mr. Haynie, Chairman
2. Approval of Minutes of July 28, 1962 meeting: Motion by Mr. Smerils On, second
by Mr. Namnond to approve the Minutes of the July 26, 1982 meeti n9 as submitted.
Motion carried by unan,mous roll call vote.
3. Prelimi nor Plat - St. Laurent Commerce Perk, a Conmerc tal and industrial Sub-
dfvfsfon, 4i acres, oni ng C-3 and [-2, located on the south side of 50. 434 between
Rangeline Road and CR 42J. Developer: St. Laurent Properties, Inc. Mr. Philip
Tati ch of St. Laurent Properties and 14r. Philip Hollis of Boyle Engineering present
to represent St. Laurent Properties.
Mr. Bryant presented the site plan and stated the property was properly coned for
the intended us and that the land is partially flood prone but that will be taken
care of by proper engineering and retention of storm water,
Mr. is tf ch stated that the preliminary plans ar only conceptual plans and when the
final engineering is done the site will be recontouretl so the land will not be flood
prone. He stated the drainage will meet the specifications of both the City of
Longwood and the Department of Environmental Regulations. He stated that there wilt
be less qutfall tp the lake Fairy Drainage System after completion of the Lomnerce
Park than presently. Ne stated that although the Pioneer tmmmerce Lenter and the
St. Laurent Commerce Park ar under partially different ow ershi p, they are designed
to be compatible. Both Parks ar oned L-3 and [-2, but we do not anticipate heavy
industrial a Utilities will besprovi dad far both by the utility plant locate0
in the Pioneer Park.
Mr. Lindsey questioned if the end of 4li lma Street will be maintained. Mr. Tati ch
stated it was not a publicly dedicated ea ment and would not be maintained. He
stated Orimary interest was to control andemai ntain vehicular traffic internally.
He also stated that railroad right-oF-way (o1 d) has been abandoned and conveyed to
the ow either side. Spur tracks were questioned. Mr, iati ch said that would
be parte0f the indi viduat site plans. If any property ow wanted a spur track,
it would have to be c ordi noted wi tF bokF the City and theerail road people. Mr.
Smeril son questioned if both Parks would be developed together. Mr. iati ch said
they would try to coordinate the construction so that Nnbbard COn stru cti on would
start on the improvements to St. Laurent Park as soon as he has completed the
improvements to Pioneer Park.
Mr. Lindsey questioned the rate of run Off. Mr. Ho11 is explained that the rate of
ovtfall is timi tad by the 3p" culvert and that it limits the peak run-off so that
it does not im0act the ou tfall system.
Motion by Mr, Nanmond, s cond by Mr. Smeri is on to re nmentl approval to the City
Commission of the St. Laurent Conmerce Park Prelimi naory Plan as su Dni tted. Motion
ce rried by a unanimous roll call vote.

I have re ewed the site plan for the addition to the DDS Properties
boil tli nq located on Lot 1, Block 2, Gl enrose Lea and find [hat it
meets all City codes and requirements.
For maintenance p~rppxes between the existing shopping center to the
south and the proposed new addition, a um distance of five feet
between these buildings must be mai ntai ne0~m
