\i'HEREAS, ov Mey 6, 2002, the City Commiasion of the City of Lavgwoed enacted
tha Longwood Developmett Code (Ordinwwe 02-1599), as was amended fiom dme to time,
pursuant to the requirements of Chapter 163.3202, and Chapter 166.041. Florida Statutes; and

3.2.4 Design Standartls (or Residential InDll Development
A. .4PPlicability
The standards of this section shall apply to resideartial parcels in the City of Longwood which
are desigvered (or inL1I development In£lI development status may be reocmmended by the
City Administrator if the following criteria aze met:
1) The property has a MDR or LDR land use designation.
2) The property is located in en esmblished neighborltoad.
3) The toml area of [he proposed developmem does not exceed 5 acres.
4) The silo will be developed in a manner wmpatibla wi[h the design standards of Ibis
The City Administrator shell consider the character of the neighborhood and the oompetibility
of the proposed development in his or her mcommendation to the City Commission on whethee
to Brant infill development slaws.

6. Design objectives
The objective of this section is to promote the grouping of separately owned single family
dwelling units inw x group of detached, attached and seam-auachad housing forms Mat will be
both aesthetically pleasing and consciously designed to promote the health, svelfve, sefery, and
convenience of the surtounding neighbofieod. There shall be an efficient and harmonious
grouping of structures and apace which encourages Me individuality of separate dwelling wits
within a unified design concepe The spacing between strictures within the pr jeer should be
wmpatibla with the spacing between a roc ores in Me surrounding neighborhood. Mextnneing

this requirement, perking spaces may ba provided in a cummoNy owned end
mmntained otf sveet parking facility in addition to p~vate driveways and
garage. Required parking may not be placed in any front or side yard.
b. Garages shall be eooessed from the rear yard by the use ofjoim-use driveways
or alleys. Garages may be attached or detached. Two car garages shall be
attommodated when passible.
