ROVZDZNG EFFECTIVE DATE, CONFLICTSDAND GEVER-
ABILITY.
WHEREAS, there is a need in the City of Longwood,
Florida, for a mobile home park district providing for long term
residential occupancy which is not now provided under existing
zoning regulations.
Longwood, Florida, passed and adopted the 4th day of December,
1958, and as amended, being the Comprehensive Zonrnq Ordinance
amended by the addition of a new district classification to be
known as "td[-1 Mobile Home Park District" as follows:

used as an office for the mobile home park.

1. Placing of one only single family mobile home
on each designated parcel or lot.

the mobile home.

C. Special y
1. Each mobile home park shall have no less than
5% of the total area set aside for recre ataon al park purposes.
Such area may have swamming pool, recreational building and rec-
reational structures thereon. Toilet facilities for men and
women shall be provided as required by State eo and o£ Health and
the regulations of the City of Longwood, Florida.
2. Each mobile home park shall provide an area and
building housing laundry facilities available to the occupants
of the park.

and 10 feet rear and > L/2 feet from side lot lines.

m>nimvm o£ one and one-half (1 1/21 off street parking spaces fo
each mobile home space.

1. -evelopment plans shall be submitted to the City
Zon ng oard for its review and approval depicting the area and
dimensions of the tract o£ land; the location of any structssre s,
the width and location of mods and drainage structures and
location of sewer and water plants unless provided from a central
servvice area. Such plans shah be required with application for
rezoning. Pvnal revv ew and approval of Development P1 ans shall
be by the City Council.
(a) All roads throughout the mobile park are
to xemavn private roads and shall be mavntavned by the owner o£ the
mobile home pack or by a home owners as socvatvon agreement or
decl aratvon.
(b) Street lights are to be paid for and
mavntavned by the owner of the mobile home park or by a home
owners assocvation agreement or declaration.
2. Prvor to vssuance of any permits complete plans
prepared by an engineer registered in the State of Florida shall
be submitted showing exact details of the mobile home park
constructvon, vncluding roadway construction details. A11 roads
within such zone shall be a mvnvmum of thirty-five (35) feet in
width wiU twenty (20) feet o£ paved surface and shall be mavn-
tavned by the owner or by a home owners association agreement or
decl aiation. Dravnage aspects of all M1R3-1 Mobile Nome Park
Dvstrvets shall be approved by the City Engineer. An architect
of engineer registered in the State of Florida shall design all
buildings within Che park area.
J. Each Mh-1 Mobile [fome Park District shall be not
less than thirty (30) acres nos more than 100 acres vn sure.
4. Each mobile home park shall have fire hydrants
not further than 500 feet apart.
5. Streets in mobile home parks shall be adequately
lighted with street lights at all intersections and not further
than 500 feet apart and expenses of operation and maintenance to
be paid by the owner or a home owners association ayreement or
declaration.
6. No individual laundry facilities shall be
permitted outside morn bvil ding except where located in a moD ile
home or rn a minimum size 8' x 10' utility building situ ated at
rear of mobile home site.
]. All mobile homes shall have permanent skirting
around the bottom in such manner as to prevent the accumulation
of junk or debris from collecting under the mobile home for fire
and health protection.
8. No conventional residential housing permitted.
9. Paved driveways shall be provided to each
parking space on each individual mobile home space. Driveways
shall be at least nine (9) Eeet wide. Common driveways may be
used to serve more than one mobile home space, but shall serve
no more than four mobile home spaces.
L0. Common walks shall be provided around
recreation, management, and service areas.
11. Each mobile home space shall be provided with
a concrete patio at least eight (8) feet wide and ten (10) feet
long. Double wide mobile homes need not have a patio.
12. Each mobile home space shall be connected with
a water system and se ge treatment and disposal system approved
by the City of Longwood Florida, and the State Health Department.
2. -e£inition. Mobile Home shall mean a Siugle '
Family Dwelling Unit designed for Lony term dwelling occupancy
with plumbing and electrical connections provided for attachment
to outside systems, to be 't_ansported after fabrication on its
own wheels, Or on flatbed or other trailer, arriving at the site
where it is to be occupied complete and ready for occupancy except
for incidental unpacking and assembly operations, location on
foundation and connection to utilities, in excess of eight (8)
feet in width and thirty-six (36) feet in length, but does not
exceed twenty-four (24) feet in width and ninety (90) feet in
length.
S. A11 mobile homes shall be firmly anchored in such
manner as to prevent damage from hurricane force winds.
K. It shall be unlawful for any person to maintazn or
operate a mobile home park within the City of Longwood, Florida,
without a license. Sssch license may be revoked by the City
council for violation of any provision of these regulations.
SECTION 2: I£ any section or portion o£ a section of
this Ordinance proves to be invalid, un Lawful or unconstitutional,
it shall not be held to invalidate or impair the validity, force
or effect of arty other section or part Of this ordinance.
SECTION 3: A11 ordinances or parts of ordinances iv
conflict herewith be and the same are hereby repealed.
SECTION 4: This Ordinance shall take effect
immediately upon its final passage and adoption.
